These are the definitions for the purposes of the terms and conditions.
Jurassic Property & Lettings Ltd. Is the trading name of Jurassic Properties.
Booking: The service and product sold to the customer, and which facilitates the rental contract – this is provided by the owner to the customer.
Booking Confirmation: The confirmation of the booking is provided to the customer via email, when a booking has been placed and accepted.
Booking Deposit: Equal to 25% of the total booking cost when the booking is processed more than 8 weeks before the arrival date of the booking. The deposit is non-refundable, even in the case of cancellation, but can be used to defer your dates.
Booking Payment: The full balance of the booking must be made two months before your arrival date. If your outstanding balance is not received during the proposed time, you will be contacted for immediate payment to avoid cancellation. Any bookings placed within two months of the arrival date must be paid in full, at the time of creating the booking.
Booking Enquiry: Submitted by the customer to Jurassic Properties in respect of availability for a property.
Booking Fee: Is a non-refundable fee of £5.20 (per night of stay, including VAT).
Cleaning Fee: There is a compulsory cleaning fee of £75 for the property, which will be added to your booking automatically.
Customer(s): The person making and paying for the booking of the holiday accommodation. The customer must be at least 18 years of age and must agree to the booking terms and conditions on submission of a booking enquiry. The customer always remains responsible for the actions of all guests permitted in the property, during the rental period.
Event Outside Control: Any act or event beyond Jurassic Properties’ reasonable control. This includes without limitation, fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster or failures of public or private telecommunications or utilities networks.
Guest(s): The person(s) that will occupy the property subject to these terms and conditions. Note that the customer(s) is not necessarily the guest(s). It remains the responsibility of the customer(s) to ensure that all guest(s) are provided with access to these terms and conditions.
Inventory: A list of cutlery, utensils, crockery, furniture, electrical appliances, lights, fixings and fittings may be kept at the property for reference.
Jurassic Properties: The legal owner of the property is Jurassic Property & Lettings Ltd.
Property: The house, cottage, apartment and the outside space belonging to the property (including the garden and terrace) identified in the booking confirmation.
Letting Contract: The legally binding contract made between the customer and Jurassic Properties for the short-term hire of a specific property and agreed rental period. A rental contract is not effective until Jurassic Properties process the booking deposit and provide the booking confirmation email to the customer. Check-in details are not provided to the customer until the full balance has been paid to Jurassic Properties.
Rental Fees: The total monetary amount due from a customer to Jurassic Properties in respect of a booking made for a property. This includes all mandatory and optional fees, extra services etc. that are selected and processed in the booking.
Rental Period: The occupancy dates acquired by the customer, for the property.
Jurassic Properties: The company defined above, who act are the owners and provide services to the customer.

Jurassic Properties are the owner. The rental arrangements for holiday accommodation are made and processed by Jurassic Properties, including the contractual relationship ‘Rental Contract’ with the customer.
Jurassic Properties provides the website to facilitate potential customers in the reservation, booking and payment for self-catering holiday accommodation.
The descriptions and details for each property are not fixed. They closely represent the property and from time to time may require updating. Jurassic Properties endeavours to always maintain the accuracy of property descriptions on the website.
Much of the information on the website is provided for general information purposes and Jurassic Properties make reasonable efforts to ensure the information on the website is accurate and up to date.
Unless otherwise stated, all property rental contracts include fair reasonable use of utilities (gas, water and electricity).
The property offers Wi-Fi, as detailed within the property description; provision is subject to availability and network conditions. The guest agrees to reasonable and lawful usage of Wi-Fi services provided in the property by Jurassic Properties.
The property ‘House Manual’ containing all relevant details for your stay (including the access code), will be emailed to you 7 days before your arrival date, assuming the full balance has been paid by the customer.
The check-in time for the property is 16:00. If you require an earlier check-in time, please ensure to contact Jurassic Properties directly at least 7-days prior to your arrival date. Earlier check-ins cannot be promised and are subject to availability.
The check-out time for the property is 10:00. If you require a later check-out, please ensure to contact Jurassic Properties in advance of your arrival date. Late check-outs cannot be promised and are subject to availability.
Failing to cooperate with the stated check-in and check-out times can result in the customer being charged an extra day rate.
Check-out Process: Please place used towels in the bathroom, along with tea towels and bedsheets. Please leave the property as found and wash up your used dishes/cutlery and tidy the property (a quick hoover around would be much appreciated, but not essential). Please take your recycling with you and remove the rubbish bin, following the correct process – you will receive an email the night before confirming bin/rubbish location. Please return the keys to the exterior key box and scramble the numbers.
Jurassic Properties cater predominately for family gatherings and holidays. It is not our policy to accept Bookings for parties, hen do’s, stag do’s or from large groups of under 18s.
Customers making a booking agree that they are at least 18 years of age and agree that they have the legal capacity to enter into a legally binding agreement and consent to taking on the financial responsibility of all booking deposits, rental fees and additional charges that arise with Jurassic Properties.
Customers are not permitted to offer for resale any booking or rental contract of any property advertised on this website. If it is found a customer is acting in this way, Jurassic Properties reserves its full rights to take lawful action.
Where a Booking is processed 8 weeks or more before the first day of the rental period, a non-refundable booking deposit and booking fee is payable. The booking deposit will be paid by the customer at the time they submit the booking to Jurassic Properties, which equates to 25% of the total booking amount.
Where a booking is made less than 8 weeks before the first day of the rental period, the full rental fees, booking fee and any additional charges will be paid by the customer at the time of the booking, to Jurassic Properties.
Any bookings made directly from the Jurassic Properties website are bound to the contract that incorporates these Terms and Conditions.
Jurassic Properties reserves the right to refuse a booking. In this scenario, any booking deposit, and rental fees paid by the customer will be refunded immediately. Note that refusing a booking does not constitute a cancellation or any rights associated with cancellation.
The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:
Number of days cancelled before the arrival date : The % of booking cost payable
45+ days : 25% of the booking cost
8 to 45 days : 50% of the booking cost
0 to 7 days : 100% of the booking cost
Instead of a full cancellation of your holiday, we accept postponing your trip to a later date. A £60 administration fee will be payable to secure your new booking date. Please note that price changes may incur due to seasonal rental periods and availability.
If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and will be reviewed on case by case.
Following the receipt of a booking confirmation by the customer, a booking can be switched to a different property, with the potential of a price alteration depending; on the season, the property or the day of the week and can also be postponed to a later date.
An admin fee of £60 will be issued to the customer if the booking is postponed to a new date. If the customer wants to change the date of the booking, they must contact Jurassic Properties at least one month before the arrival date. If the customer fails to contact Jurassic Properties in the given time frame, they could be charged up to 50% of the total booking cost.
If a customer wants to add a night, change dates or property. add and remove guests or amend anything to do with their booking, a £60 admin fee will be issued.
All communication must be provided to Jurassic Properties in writing via email, of any changes and amendments to bookings.
Where optional and extra fees i.e. extra hot tub logs, dog(s), a travel cot are available to the property for the customer, these prices are stated clearly on the website and on the booking form to choose from before payment.
All properties are dog friendly, and customers must adhere to all rules and regulations provided by Jurassic Properties to further accommodate dog(s) for bookings. An extra fee of £25 (per dog) is payable by the customer and the dog(s) must be declared on the booking form, via the Jurassic Properties website. If it’s discovered a customer hasn’t included these details in their booking and decides to bring dogs with them, they will be contacted for additional payment.
In the property ‘The Hideaway’ guests staying for two or three nights, will be provided with the number of logs for one hot tub session only. Guests staying four or more nights will have logs for 2 sessions. If a customer would like more hot tub sessions during their stay, they must select the amount on booking via the Jurassic Properties website.
Any damages or breakage(s) caused by the guests during their stay at any property owned by Jurassic Properties, may result in further charges if Jurassic Properties are not made aware during or on check-out.
Extra charges are dependent on the type of item(s) broken including if they are small i.e. wine glasses and plates or large, electrical items and furniture. However, we fully understand accidents and minor breakages can happen, so we ask for any damages to be communicated via email immediately.
Jurassic Properties reserves the rights to charge the customers payment card for damage or to cover the costs of an unpaid booking with advanced notice.
Jurassic Properties only allows dogs to stay at the properties and do not allow any other household pet, including cats, ferrets or rabbits etc.
Customers must not allow dogs in the bedrooms, on any furniture or be left in the properties on their own. The customer is responsible for their pet(s) and Jurassic Properties do not hold any liability for pets staying in a property.
Where a property requires additional cleaning because dogs have been on furniture, in beds or on sofas, a fixed charge of £50 will be charged to the customer to cover this cost.
Customers must provide their own bedding, towels and food for their dogs. Jurassic Properties do provide dog bowls in all properties, so please contact Jurassic Properties via email if needed for your stay.
Payments to Jurassic Properties may be made by BACS Electronic Transfer and this is the preferred method.
Cheques are not a permitted form of payment.
Stripe payments are available for customers who prefer to pay by credit card, using a generated secure payment link, created by Jurassic Properties via email. Payments made through Stripe are charged a 3.25% fee in addition to the total cost of the booking (Stripe’s cost).
Customers outside of United Kingdom will pay the holiday letting fees in Pounds Sterling and any further charges for payments overseas will be passed onto the customer by Jurassic Properties.
Where applicable discounts and codes will be made available to customers for bookings.
Jurassic Properties provide discounts for multiple stays and discounted rates for certain number(s) of nights booked, including:
7 night discount : 7%
5 night discount : 3.5%
3 night discount : 1.75%
Monthly discount : 25%
These types of discounts are automatically applied to bookings by Jurassic Properties and are stated on all booking confirmations provided to the customer.
Customers who subscribe to the Jurassic Properties mailing list, will receive a one-off 10% discount code for their first booking. Returning customers also receive a loyalty discount code post their stay to use with Jurassic Properties in the future – this cannot be exchange for cash or any other monetary alternative.
Only one discount code can be used per booking but are in addition to the nightly discounts noted above.
Gift vouchers can be purchased on the Jurassic Properties website, with varying amounts from £25-£500 that can be selected. These vouchers can only be used once, unless a booking is less than the total amount stated on the voucher and so in theory, the voucher can be used again to minus the difference from a separate booking.
The customer agrees to the following:
To make sure that all the information provided to Jurassic Properties for the booking is true and accurate. If any customer or guest details change (e.g. email address, home address), you must email Jurassic Properties to confirm any changes.
Report all damages and breakages that affect the property or inventory to Jurassic Properties as soon as it comes to the attention. Immediate reports of damage and breakage(s) will assist the response time on action to repair, for new guests checking into the property a later date.
Pay for any losses or damages to the property caused by a guest in their party. This excludes damage resulting from fair wear and tear and small items, such as wine glasses and crockery.
Take good care of the Property as if it is their own and at the end of the letting period, leave the property clean and tidy as close to how you found the property on arrival. This includes (but is not limited to) washing all cups, cutlery and cooking utensils and placing all back into the cupboards. A hoover around the property and placing towels into the bathroom would also be appreciated.
All waste and rubbish must be removed from the property on check-out. You will receive a detailed description on the location of bins or where to leave the rubbish bags as you leave the property. Jurassic Properties cannot manage the load of recycling in the properties due to collection days, so please take recycling with you if you are able to.
Not to share possession of the property with anyone other than the number of guests specified on the booking form and not to sublet or make personal, financial gain on any of the properties.
Guests agree to reasonable and lawful use of the Wi-Fi service.
Not to smoke inside any property including cigarettes, all vapes and e-cigarettes and to clear away any tobacco products from the outdoor spaces.
To not use or supply any illegal substances in or on the premises of the property.
To read all Fire Safety Information in the house manual presented within the check-in email and in the guest book (hard copy) inside the property, on the day of arrival.
Not to cause unwanted noise and always respect the neighbours and community.
Not to use filming equipment or drones unless requested and written permission is provided by Jurassic Properties.
Fireworks are not permitted to be used at any time on the property premises. Candles and lanterns are not used under any condition, including incense.
Where a parking space is provided to only use the allocated space, identified in the property description on the website and booking confirmation.
Must declare the accommodation of your dog(s) at the property and pay the compulsory fee on booking. Your do not allow your dog(s) on any furniture in the property or leave them alone in the property under any circumstance.
Not to remove any furniture, firefighting equipment, picture frames, bed linen, towels or anything at the property owned by Jurassic Properties.
To adhere to your own health, safety and security whilst staying in the property. Please take all your vital belongings with you and do not leave them in the property at any time. The properties are all safe and secure when windows are shut, and doors are locked. Jurassic Properties does not hold any liability to lost or stolen goods at the properties.
Not to use any personal electric extension leads, heaters or fans and to only use the items provided by in the property, by Jurassic Properties.
To turn off any hair dryers, hair straighteners, curlers and ovens after use.
To use the central heating and lights as you would in your own home, adhering to the costs of energy in the current living climate.
To not take the property keys home with you and to place the keys in the lockbox and to scramble the numbers on departure.
To make Jurassic Properties aware of any personal items left behind at the property within 7 days of departure. Collections and postal methods are available to guests for lost property.
To not remove or dismantle the fire, smoke, heat or CO2 alarms in the property. If you experience a malfunction with any of these, please contact Jurassic Properties immediately. Personal involvement in the incorrect use of firefighting equipment, including fire extinguishers or theft of fire safety equipment is an unlawful act and legal consequences will occur if a matter arises.
Jurassic Properties agrees:
To uphold the holiday letting contract.
Update the customer via the Jurassic Properties email of any changes to the description of the property relating to your booking which would make the property descriptions inaccurate, incomplete or misleading.
Ensure that the property is available to the customer for the booked period and that the customer and guests have sole access to the property for the full letting period.
Ensure that the guests receive the lockbox code seven days before the specified arrival date, to gain access to the property and all details to then return the keys to the lockbox on departure.
That Jurassic Properties and the holiday letting contract comply with all applicable laws and regulations during the letting period.
To comply with the terms and conditions of the holiday lettings contract, be reasonable and act in good faith to all customers.
To respond to queries, complaints and problems which arise before, during or after the holiday letting period and resolve them all in a timely manner.
That Jurassic Properties will comply with all holiday lettings laws and regulations relating to contract law, fire, health, safety and planning and data protection; and that the property is properly maintained, clean, tidy and in good condition at the point of arrival for all guests.
That all emails or the website will be uninterrupted with error and virus free.
Being liable for any booking loss in the events outside of control including, national pandemics, war and other government controlling mechanisms which prevent travel.
Jurassic Properties ensure that every customer have an enjoyable stay and resolve complaints efficiently. All complaints must be written to Jurassic Properties via email and will then carry out an immediate investigation.We encourage customers to raise anything they are not happy about within 24 hours of their check-in.
Where an issue or complaint arising from the holiday letting contract cannot be resolved satisfactorily, Jurassic Properties will be encouraged to participate in Alternative Dispute Resolution.
If there is a breach of any of these terms and conditions by the customer, Jurassic Properties reserve the right to re-enter the property and terminate the holiday letting contract that exists in relation to the property and may recover possession of the property.
Jurassic Properties are under a legal duty to supply services that are in conformity of the respective contracts with customers.
Customers have certain legal rights as a consumer in UK law and nothing in these terms and conditions affects your legal rights.
For further information about your legal rights in relation to the services that Jurassic Properties provide, visit or contact your local Citizens’ Advice Bureau or Trading Standards Office.
In the event of the customer terminating the contract, the deposit and booking fee remain with Jurassic Properties and are non-refundable. The contract can be postponed to a later date rather than complete termination. In doing so the customer will not lose out on their deposit and booking fee, however, to amend the date of booking the customer is required to pay a £60 administration fee.
The customer has the right to pass all funds on to a new date (within 12 months), if they contact Jurassic Properties more than one month before the arrival date.
If the customer wants to terminate the contract, they will need to contact Jurassic Properties two months before the arrival date, to receive the funds excluding the deposit and booking fee.
Should the contract terminate during the letting period, the customer must:
Leave the property together with all guests as soon as possible. Notify Jurassic Properties that all Customer(s) and Guest(s) have vacated the Property, confirming the reasons for leaving the Property; and return all keys to the location instructed by the Jurassic Properties in the House Manual.
Nothing in this condition (19) affects your legal rights as a consumer (see condition 18).
Jurassic Properties will use the personal information you provide:
To verify the identity of the customer and guests who will be occupying the property including your home address and mobile number.
Jurassic Properties may contact you electronically (email) with relevant information, offers and similar properties. If you do not want Jurassic Properties to use your data in this way, you can opt out at any time by contacting Jurassic Properties directly or by unsubscribing to the emails.
Jurassic Properties may retain your information for the period necessary to fulfil the purposes for which it was first collected, unless a longer retention period is required or permitted by law.
The Customer who submits the booking warrants that they are authorised to accept these terms and conditions on behalf of all guests who occupy the property.
The customer making the booking must be over the age of eighteen years old.
These terms and conditions replace and supersede all previous terms and conditions.
Jurassic Properties may make changes to these booking terms and conditions at any time by including an updated version in the booking confirmation or by posting an updated version on the website.
